Plaza Teresita
This is an apartment and commercial project located in the Algarín neighborhood, in the Cuauhtémoc district of Mexico City.
This is a neighborhood known for its printing, advertising, clothing and promotional items businesses.
For this project, the client had a site on which 4 levels could be developed, of which only the first floor could be used for retail, while the following 3 levels were exclusively for residential use. This was the main challenge we faced, since the client's ultimate goal was that the 4 levels could be for commercial use through the homologation of land use.
Within the proposal that was made, it was of vital importance to carry out a detailed and careful planning of both the problem and the project to be developed. It was decided to take advantage of this apparent limitation to develop a proposal that would take advantage of the current residential land use, but would be flexible enough to be converted into a commercial space.
In terms of materiality, in the planning phase we sought to ensure that the finishes would be resistant and require little maintenance, so we used apparent annealed partition walls and a metal structure.
