Torre Ejército Nacional
Torre Ejército Nacional is located at the corner of Ejército Nacional Avenue and Lago Rodolfo Street, at one of the main entrances to Polanco. The project is based on two objectives: introducing affordable housing in a high-demand area and making the most of the site's location through a commercial space on the ground floor.
Given the area's heavy vehicular and pedestrian traffic, the commercial program acts as a transition between the urban surroundings and the residential areas, helping shield the apartments from the noise and activity of the avenue.
The site's narrow dimensions posed a challenge for organizing the building, particularly when it came to parking, which was resolved through split-level floors to maximize the available space. This condition, together with the incorporation of an interior courtyard that serves as a central source of natural light and circulation, shaped the building's overall configuration.
One of the design principles was to ensure that all apartments had two frontages: one facing the exterior and the other overlooking the central courtyard. This arrangement allows natural light to enter from both sides, while the interior corridors create shared spaces and visual connections between the building's different levels.
The result is a mixed-use development that brings together residential and commercial spaces, making the most of its location and the possibilities offered by a narrow site to provide well-lit homes sheltered from the intensity of the urban surroundings.
Torre Ejército Nacional represents a profitable real estate development opportunity that not only capitalizes on the site's commercial potential but also introduces affordable housing in a well-connected area of the city. The project seeks to balance economic viability with a housing offering that responds to the needs of its urban context.
