THEATER DISTRICT
Distrito Teatro is a mixed-use building that transforms the way people live and work in Xalapa. Located in the center of the city, it combines housing, commercial and work areas in the same place, creating a functional environment connected to the community.
The project arose from the renovation of an industrial building, preserving its essence and combining it with new structures that integrate naturally into the urban environment. The materials used, such as concrete in warm tones and metallic finishes, give it a modern identity without losing the original character of the space.
One of the key elements is the pedestrian corridor that crosses the development and links two of the city's main avenues: Manuel Avila Camacho and Adolfo Ruiz Cortines. More than a simple access, this corridor is a meeting point with green areas, urban furniture and spaces designed for conviviality.
On the first floor, the stores have direct access from the street, facilitating the connection with the city. On the first level, there are workshops and workspaces for rent, designed to encourage creativity and entrepreneurship. The upper levels feature apartments and living areas, organized around common areas that balance privacy with interaction among residents.
The third level offers more living options and recreational spaces such as a gym, terraces and a paddle tennis court, designed to complement daily life. On the top level, the units are designed to offer greater privacy and take advantage of the views of the city.
Distrito Teatro is not just a group of buildings; it is a model of urban living that promotes the connection between its inhabitants and their surroundings. Its design integrates different uses in a single space, promoting coexistence, creativity and a more dynamic and accessible way of living in the city for everyone.
